Purchasing Your Home
Once you’ve selected your Valecraft home and reserved a lot, it’s time to submit your offer to buy. Valecraft requires that you complete an Agreement of Purchase and Sale, or Offer to Purchase, which is a legal document outlining the terms and conditions between the buyer and seller for the sale of the house. We also require an initial deposit cheque with the agreement. Once all conditions and terms have been agreed upon and met, the offer becomes a legally binding contract.
Arranging Financing and Homeowners Insurance
When you finalize and sign your Agreement of Purchase and Sale, you’ll have to provide proof of financing for your home. Unless you pay cash, your mortgage representative will require proof of a valid homeowners insurance policy, so you’ll also need to arrange that.
Once the financial and contractual arrangements for your purchase have been finalized, Valecraft begins construction. From groundbreaking to landscaping, we ensure that the process is carried out to your specifications, and that it meets all applicable bylaws and building and safety codes.
After securing your home purchase, you’ll be invited to consult with one of our professional decorators at a Valecraft Design Centre, where you’ll choose your home’s décor and interior colours. To ensure that you’re familiar with all the available options, we encourage you to visit our Design Centre in advance of your scheduled two-hour appointment. Our Design Centres for Bradley Estates and sohowest are located within their community’s Sales Centres. The Aviation Private Design Centre is located in our main building in Orleans, by appointment only.
Pre-Delivery Inspection (PDI)
Approximately five to seven business days prior to your closing date, your Valecraft representative will contact you to schedule a pre-delivery inspection, which will take approximately two hours. We’ll use this time to walk you through the interior and exterior of your home, and ensure you’re completely satisfied that it’s been built to your specifications. Your Valecraft representative will document any issues that require attention and make sure they’re addressed prior to your closing date.
Within the first 30 days of your occupancy, make note of any items that are missing, damaged or not working properly, and submit your list to both Tarion and the Valecraft head office. We’ll make arrangements with our service team to address your concerns.
Customer Satisfaction Survey
Your satisfaction is our top priority. We will invite you to complete a Customer Satisfaction Survey in which you can provide us with your thoughts on the home buying experience, from sales to after-sales service. Your comments are very valuable to us; they help us offer the best possible service to you and our future customers. As a token of our appreciation, we’ll donate $50 to the Children’s Hospital of Eastern Ontario (CHEO) on behalf of each customer who returns a completed survey.
