Frequently Asked Questions
At Valecraft, we take our knowledge of building beautiful, and truly inviting homes very seriously. However, it’s just as important to us that you, the homeowner (present or future), have all the information you need. Below are some of the most asked questions, which we’re happy to provide the answers to in order to help everyone understand every little detail involved in being a Valecraft homeowner.
We send information on our new releases to those that have registered in advance for the community emails (newsletters). You may need to check your junk items folder and whitelist firstname.lastname@example.org. You can find a sign-up form at the bottom of our website.
All relevant information will be sent by email including:
- The announcement of the lot release with date, pricing, and process.
- Announcements of future lot releases
We will send an email to those that have signed up for the specific community. A list of the available lots will be in the email.
You also have access to the Site Plan within the specific community web page. We will update the site plan 1-2 days in advance of the release.

An email will be sent out to those that signed up to receive specific community newsletters. There will be details on which lots are released, their pricing, and the process. Please contact our Sales department with all inquiries and our our Sales Agents will provide you with any information you need.
Our Sales Agent will walk you throughout the process and provide you with the outline of what is needed to reserve, such as:
- A scan of a government-issued ID of all persons who will be on the title
- An email address and phone number as the contact for all persons who will be on the title
- Confirmation if this home will be your primary residence or an investment
- Confirmation of the lot number, model, and elevation if applicable
Once you have provided everything that the Sales Team needs to confirm your lot/home, they will schedule a time for you to visit the Sales Centre to provide a deposit cheque.

As new homes settle into their foundation, it’s normal for certain issues to arise, such as floors cracking or baseboards and trim separating from the walls.
If you notice anything that needs repair, we’re happy to help. All you need to do is contact the Customer Service department at email@example.com.
The City of Ottawa notifies us of the assigned address for each Valecraft home. Unfortunately, addresses aren’t always available at the time of sale. Your Valecraft representative will confirm your address with the city as soon as we’ve collected the building permit and have begun construction on your home.
Valecraft schedules the construction of your home before starting construction, so it’s important that we finalize your upgrades in time to order the necessary materials, and so that we can create a realistic time-frame. We require that you adhere to the deadlines to ensure that we can include all the upgrades you’d like. We want to make sure that you’re happy with the end result!
Standard features are automatically included in your home, including ceramic floors, trim, railings, etc. Your standard features are clearly identified in the Agreement of Purchase and Sale.
If you are purchasing a single-family home or a townhome, then yes. We offer a guided tour of your home during the construction process. Your Valecraft representative will contact you to schedule the tour. For your safety and our accountability, we can’t allow you to walk through the site unattended.
Depending on the nature of your upgrade, more lead-time may be necessary to order certain parts. For example, granite countertops require onsite measurement of the kitchen after framing and drywall are complete. There are a wide variety of granite styles available, and our supplier might not have your style in stock when it’s time to order. In this case, a special order would be required, which could necessitate establishing a later closing date.
HCRA is the Home Construction Regulatory Authority that regulates Ontario’s new home building industry. HCRA licenses all new home and condominium builders in the province and ensures that all new homeowners receive the warranty coverage they’re legally entitled to. There are loads of different terms in the world of home building and purchasing that are hard to understand – especially if you haven’t spent decades in the business like us! We want to ensure that every single person interested in our services and the home purchasing experience knows common terms used in the industry. This way, you’ll be armed with greater knowledge and foresight when the time comes to purchase your dream home, so that you know what to expect and can better enjoy the process. The Agreement of Purchase and Sale (APS), is the contract between the buyer and the builder for the construction of your home. It is important to have your APS reviewed by a qualified real estate lawyer and to make sure that anything that is agreed to verbally is reflected in the Agreement in writing. This is required in order to purchase any Valecraft home, as it ensures that everyone is on the same page and permits for the acquisition of the home to continue under specified terms in the contract.
The pre-delivery inspection (PDI) occurs 5 to 7 business days before occupancy. This involves a Valecraft representative accompanying you around the interior and exterior of the home to inspect it for problem areas. The objective of this inspection is to create a written record of any items that are incomplete, damaged, missing or not working properly. Items requiring attention from the builder are listed on a PDI Form, which constitutes the official record of the home’s condition before occupancy.
You may have noticed that we refer to the Home Construction Regulatory Authority (HCRA) on occasion. They are a third-party organization that regulates new home builders and vendors in the province. They protect the public interest through a fair, safe, and informed marketplace that supports the goal of a continuously improved home building industry in Ontario. All plumbing and heating problems should be reported to the Valecraft Head Office unless it is an emergency.
